Tenant FAQ's

When is my rent due?

Rent is due on the 1st of every month, with a grace period until the 5th of each month. Late fees are $25 per day after the 5th of the month if rent is not received on time.

When do I pay my rent & how?

Pay rent on the 1st of every month, either through the tenant portal or you can drop it off to us at 6674 US 2 & 41 & M35, Wells, MI 49894

Who do I make my rent check out to and how do I get it to you?

All checks are made payable to: LX3 Properties, LLC. Mail rent to P.O. Box 218, Wells, MI 49894 or drop off at 6674 US 2 & 41 & M35, Wells, MI

Can I pay with a personal check?

Yes

What do I do if my personal check is returned?

Make sure an alternate form of payment is applied against your rent due ASAP & note that a $25 insufficient funds fee will be assessed.

If I move out, when is my security deposit returned?

Within 30 days of move out.

Can I use my security deposit for my last month of rent?

No.

Can I get a pet?

Yes, if approved by management prior to moving in or getting a new pet. Pet policy 2 pets is $25 per month, a 3rd pet is an additional $10/ month for a total of $35/month Maximum of 3 pets in any single unit

What happens if I don’t pay rent?

If rent is not received by the 7th of the month, a 7 day notice to vacate will be dropped off at your unit. If rent is not paid once the 7 days is up, a 30 day notice to vacate will be dropped off at your unit. If rent is still not paid after the 30 days, a court hearing will be scheduled for eviction.

How do I apply?

Just click on the “Apply Now” button and follow the prompts.

How long will it take to process my application?

We normally respond to each applicant within 24-48 hours.

Once I have selected an apartment or a home, how do I secure it?

Apply for the apartment online, once approved, put down a deposit of 1.5 months rent for the security deposit and pay your first months’ rent.

Do you accept subsidized housing?

All subsidized housing accepted, we have MSHDA and Section 8 approved units.

I cannot get into my unit & / or I lost my keys, now what should I do?

I need a repair, how do I schedule it?

Schedule a maintenance request in the tenant portal.

I have an emergency issue, how do I resolve it?

If it is a true emergency – fire, medical, etc. please contact 911. If it is related to your apartment call 906-241-8362 and we will be glad to help.

I want to change the color of my unit & make other changes, may I do this?

No, management keeps all of the colors the same for all of the units.
